Dear Ms. Cullinane,
The Planning Board has reviewed the yield map and sketch maps that you submitted.
The yield map is good. The Planning Board is in favor of the overall sketch layout.
However, the following items should be addressed:
1. It is unclear whether the farm portion is a separate lot or part of Lot 3. This
needs to be clarified on the map.
2. There is a small sliver of land on the western portion of the farm lot. The
Planning Board believes that it would be better if this was added to Lot 2 (see
attached map). Odd boundaries often cause problems at later dates.
3. Instead of the label "Open Space", it should be labeled "Proposed Sale of
Development Rights".
4. A 100-foot setback line should be drawn around all of the wetlands.
5. A cluster notation should be on the map. We suggest, "This map is a cluster
subdivision designed in accordance with NYS Town Law Section 278 and
Southold Town Code Section 100-180', or similar language. In addition, the
word "Cluster" should appear somewhere in the title.
6. A common curb cut should be shown where Lots 1 and 2 will have access to
Main Road.
The subdivision application and fee should be submitted with the revised maps.

As you are aware from the Land Preservation Committee meeting, Maureen Cullinane
will be entering into a contract to purchase the property. Ms. Cullinane plans to hold
out two 5-acre building lots and preserve the remaining acreage through the Town's
Purchase of Development Rights program.
