Fior, and from said point of beginning; RUNNING along the northeasterly side of Fleets Neck Road South 50 degrees 16 minutes 30 seconds east, 189.02 feet to land now or formerly of Gregory Leperides and Theodora Leperides; RUNNING THENCE along said land North 45 degrees 17 minutes 20 seconds east, 208.68 feet; RUNNING THENCE North 44 degrees 42 minutes 40 seconds West, 191.14 feet; RUNNING THENCE South 44 degrees 31 minutes 40 seconds West, 227.03 feet to the point or place of BEGINNING. BEING and INTENDED to be the same premises as conveyed to the Grantor herein by deed dated 12/23/96, recorded 1/9/97 in Liber11810.
