This transaction is made in the regular course of grantors business.
This conveyance has been made with the unanimous consent in writing of all thc stockholders of
the party of the first part.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the Grantor covenants that it is seized and possessed of the said land and has a right to
convey it, and warrants the title against the lawful claims of all persons claiming by, through,
and under it, but not further otherwise.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
THE FOLLOWING reservations from and exceptions to this conveyance and the warranty of
title made herein shall apply:
a) All easements, rights-of-way and prescriptive rights whether of record or not,
pertaining to any portion(s) of the herein described property (hereinafter, the
Property);
b) All valid oil, gas and mineral rights, interest or leases, royalty reservations,
mineral interest and transfers of interest of any character, in the oil, gas or
minerals of record in any county in which any portion of the Property is located;
c) All restrictive covenants, terms, conditions, contracts, provisions, zoning
ordinances and other items of record in any county in which any portion of the
Property is located, pertaining to any portion(s) of the Property, but only to the
extent that same are still in effect;
d) All presently recorded instruments (other than liens and conveyances by, through
or under the Grantor) that affect the Property and any portion(s) thereof;
e) Ad valorem taxes, fees and assessments, if any, for the current year and all prior
and subsequent years, the payment of which Grantee assumes (at the time of
transfer of title), and all subsequent assessments for this and all prior years due to
change(s) in land usage (including, but not limited to, the absence'of
improvements, if any, on the Property), ownership, or both, the payment of which
Grantee assumes; and
f) Any conditions that would be revealed by a physical inspection and survey of the
Property.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose. The word
"party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

No. 48, as shown on a certain map entitled "Map of Yennecott Park", filed in the Suffolk County
Clerk's Office on October 9, 1968 as Map No. 5187 said lot being more particularly bounded and
decribed as follows:
BEGINNING at the corner formed by the intersection of the Southerly side of Yennecott Drive with the
Westerly side of Tuthill Road;
RUNNING THENCE along the Westerly side of Tuthill Road, South 1 degree 34 minutes 20 seconds
West, 156.48 feet to land now or formerly of Moffat;
THENCE along said land South 88 degrees 57 minutes 30 seconds West 138.46 feet;
THENCE North 1 degree 41 minutes 30 seconds East, 163.07 feet to the Southerly side of Yennecott
Drive;

The policy to be issued under this report will insure the title to such buildings and improvements erected
on the premises which by law constitute real property.
