WITNESSETH that the parties of the first part, in
consideration of .... One and 00/100 .... Dollar ($1.00) lawful
money of the United States, and other good and valuable
consideration, paid by the party of the second part, do hereby
grant and release unto the party of the second part, her heirs and
assigns forever,
ALL THAT CERTAIN PLOT, PIECE OR PARCEL OF LAND, with the
buildings and improvements thereon erected, situate, lying and
being in the Town of Southold, County of Suffolk, and State of New

Meadows, Sec. 2" filed in the Office of the County Clerk of Suffolk
County on 3/19/1990 as Map No. 8911, said Lot No. 34 is bounded and
described according to said map as follows:
BEGINNING at a point on the Southerly side of Oriole Drive at
the northwesterly corner of Lot No. 34;
RUNNING THENCE south 31 degrees 56 minutes 13 seconds west
86.90 feet;
THENCE south 2 degrees 38 minutes 20 seconds west 162.43;
THENCE south 89 degrees 54 minu~es 10 seconds east 100.23
feet;
THENCE north 13 degrees 58 minutes 30 seconds east' 205.13 feet
to the southerly side of Oriole Drive;
THENCE along the southerly side of Oriole Drive the following
two courses and distances;
1) Along the arc of a curve having a radius of 809.07 feet a
distance of 36.68 feet;
2) ALONG an arc of a curve having a radius of 250.00 feet a
distance of 67.04 feet to the point or place of BEGINNING.
BEING the same premises conveyed by Herbert R. Mandell and
Richard. Israel, d/b/a DBM, Co. to Alan J. Leo and Joy C. Leon by
deed dated February 13, 1992 and recorded in 5he Suffolk County
Clerk's Office on March 11/ 1992 at Liber 11432 of Deeds at Page
240.
TOGETHER with the appurtenances and all the estate and
rights of the parties of the first part in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part, her heirs and assigns forever.
AND said parties of the first part covenants as follows:
FIRST, That the party of the second part shall quietly enjoy
the said premises;
SECOND, That said parties of the first part will forever
WARRANT the title to said premises.
THIRD, That, in Compliance with Sec. 13 of the Lien Law,. the
grantors will receive the consideration for this conveyance and
will hold the right to receive such consideration as a 5rust fund
to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the
same for any other purpose.

hereunto set their hands and seals the day and year first above
