HomeMy WebLinkAboutPBA-03/16/2009 WORK SESSION AGENDA SOUTHOLD TOWN PLANNING BOARD Monday, March 16, 2009 4:00 p.m. 4:00 p.m. Site Plans & Subdivision Applications Site Plans: Project name: Peconic Landing/Brecknock Hall SCTM#: 1000-35-1-25 Location: n/s/o NYS Route 25, 1,121' e/o Sound Road, in Greenport Description: This amended site plan is for the proposed renovation of an existing two- story building where 1,565 sq. ft. is public space, 1,400 sq. ft. is office space, plus misc. space and one (1) two-bedroom apartment on the second floor on a 136.6 acre parcel known as Peconic Landing in the R- 80 Zone. Status: Request for Final Inspection Action: Staff inspected the site and has found that the work done to date is in accordance with the approved site plan. Consider approving the final site inspection letter. Attachments: Draft Letter Project name: Seven Eleven Mattituck SCTM#: 1000-142-1-27 Location: Located on the n/e corner of Factory Avenue & NYS Route 25, Mattituck. Description: This site plan is to convert an existing 1,950 sq. ft. gas station/convenience store and add a 685 sq. ft. addition, having a total of 2,635 sq. ft. for a retail use (convenience store) on a 24, 829 sq. ft. parcel in the Business Zone. Status: The Zoning Board of Appeals denied variances requested by the applicant and the applicant has now submitted revised plans that do not require variance relief for review. Action: Consider referring out the revised plans for comments. Attachments: None Subdivisions: Project name: Conkling Point Estates SCTM#: 1000-53-4-44.1 & 44.3 Location: Located on the west side of Kerwin Boulevard, approximately 575 feet west of August Lane, in Greenport. Description: This proposal is to subdivide a 7.725-acre parcel into four lots, where Lot 1 equals 29,869 sq. ft., Lot 2 equals 29,869 sq. ft., Lot 3 equals 29,869 sq. ft., Lot 4 equals 29,869 sq. ft. and the open space parcel equals 4.1 acres, excluding the area of wetlands. This project includes the transferring of 37,882 sq. ft. of buildable lands from SCTM#1000-53-4- 44.3 onto the subject property for the purposes of establishing yield. Status: Conditional Sketch Approval Action: Consider setting Preliminary Public Hearing. Attachments: Southold Town Planning Board Work Session – Page Two – 3/16/09 Project name: Adipietro, Robert SCTM#: 1000-74-3-16 Location: on the e/s/o Peconic Lane, approximately 333 ft. s/o County Road 48, in Peconic Description: Standard subdivision to subdivide a 2.038-acre parcel into three lots, where Lot 1 equals 20,229 sq. ft., Lot 2 equals 29,817 sq. ft. and Lot 3 equals 29,291 sq. ft., in the HB Zoning District. Status: Conditional Sketch Approval Action: Review C & Rs & consider amendments Attachments: C & Rs, LWRP Consistency Review Report Project name: Nicolazzi, Dominic & Thomas SCTM#: 1000-78-7-8 & 9 Location: 6125 Main Bayview Road, Southold Description: The proposed action is to transfer .84 acres from SCTM#1000-78-7-9 (Lot 2) to SCTM#1000-78-7-8 (Lot 1) for the purpose of establishing yield on Lot 1. Following the transfer, Lot 1 is proposed to equal 2.63 acres and Lot 2 is proposed to equal 3.91 acres in the R-40 Zoning District.
