Peter Phillips and Joanna Phillips having an address at 6 North Ddve, Malba, NY 11357
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby remise, release and quitclaim unto the party of the second
)art, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being ~
at Mattituck, Town of Southold, County of Suffolk and State of New York, designated as Lot No. 18 on a certain map
entitled "Map of Sunset Knolls, Section 2, Mattituck, Town of Southold, Suffolk County, New York" and filed in the Office
of the Clerk of the County of Suffolk on 4/9/70 as Map No. 5448; said lot being more particularly bounded and described
as follows:
BEGINNING at a point on the westerly side of Dogwood Lane at the extreme southerly end of the curve connecting the
southerly side of Stanley Road with the westerly side of Dogwood Lane;
RUNNING THENCE along the westerly side of Dogwood Lane the following two (2) courses and distances:
(1) South 18 degrees 20 minutes 40 seconds East, 133.91 feet;
(2) South 11 degrees 07 minutes 00 seconds East, 21.25 feet;
RUNNING THENCE South 71 degrees 39 minutes 20 seconds West, 110.32 feet to the division lin~ between Lots 18 and
19 on said map;
RUNNING THENCE along said division line North 18 degrees 20 minutes 40 seconds West, 180.00 feet to the southerly
line of Stanley Road;
RUNNING THENCE along the southerly side of Stanley Road the following two (2) courses and distances:
(1) North 71 degrees 39 minutes 20 seconds East, 88,00 feet;
(2) Easterly, southeasterly and southerly along the arc of a curve bearing to the right having a radius of 25.00 feet a
distance of 39,27 feet to the westerly side of Dogwood Lane at the point or place of BEGINNING.
BEING AND INTENDED to be the same premises as contained in the deed dated May 8, 1998, and recorded in the
Suffolk County Clerk's Office on May 14, 1998, in Liber 11893, Page 460.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
all the estate and dghts of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party d the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the dght to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
tlrst to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
