Susan S. Wilson Revocable Trust and William J. Wilson Revocable Trust;
thence running along last mentioned land North 86' 03' 40" East a distance
of 300.00 feet to a monument set in the west side of Holden Avenue; running
thence along the west side of Holden Avenue South 3' 56' 20" East 200.00
feet to a monument and land formerly of Kathryn Fleet now land of Jeffrey
Miller and Susan Miller, and land of Ann M. Sweeney and John K. Sweeney;
thence running along last mentioned land South 86' 03' 40" West 300.00 feet
to a monument set on the east side of West Creek Avenue; thence running
North 3' 56' 20" West along the east side of West Creek Avenue 200.00 feet
to the point or place of BEGINNING.
TOGETHER WITH the use in common with others of a right of way thirty-
five (35) feet in width as now marked out at a point about five hundred
(500) feet southerly from the premises conveyed to Ottomar J. Gebhardt and
wife, by deed recorded in the Suffolk County Clerk's Office in Liber 2075 of
Deeds at Page 595 and extending from the westerly line of West Creek Avenue
at right angles thereto about fifty (50) feet to West Creek.
ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being in the Town of
Southold, at a place known as Fleet's Neck, in the Village of Cutchogue,
County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the westerly side of West Creek Avenue where
the southerly side of land formerly of Henry Tabor now of Christopher
Groocock and Gloria Groocock intersects the westerly side of West Creek
Avenue; running thence South 3' 56' 20" East along the westerly side of West
Creek Avenue 65.0 feet to land formerly of Minerva Billard now of Thomas
Wickham and Gekeey Wickham; thence South 84' 08' 40" West along said last
mentioned land 200.0 feet to the high water mark of Wickham's Creek; thence
along the high water mark of Wickham's Creek on a tie line of North 4' 30'
00" East a distance of 43.23 feet to the land formerly of Henry Tabor now of
Christopher Groocock and Gloria Groocock; thence North 77° 33' 40" East
along said last mentioned land 195.70 feet to the westerly side of West
Creek Avenue the point or place of BEGINNING.
This deed is given to confirm Peter M. Todebush as the sole surviving Trustee
of the West Creek Avenue Trust dated October 24, 1986, as the owner of the
above-described real properties.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described promises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the fa'st part in and to said
premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or suc-
cessors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything where-
by the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such considera-
tion as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the
same fa'st to the payment of the cost of the improvement before using any part of the total of the same for any
other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
