HomeMy WebLinkAboutPBA-03/03/2009 WORK SESSION AGENDA SOUTHOLD TOWN PLANNING BOARD Tuesday, March 3, 2009 4:00 p.m. 4:00 p.m. Subdivision Applications Site Plans: Project name: Southwold Manor SCTM#: 1000-63-3-15 Location: North side of Main Road, approximately 829’ east of Boisseau Avenue, in Southold Description: This residential site plan is for the proposed construction of a 27-unit active adult condominium community consisting of eight (8) residential multiple dwelling buildings, four buildings with a footprint of 7,573 s.f., and four with a footprint of 7,695 s.f. Each building contains three units ranging in size from 2,700 s.f. to 2,958 s.f. The site plan also includes the conversion of an existing single family residence into three (3) affordable housing units, one at 891 s.f., and two at 1,121 s.f., a 370 s.f. detached garage, a two-story, 2,246 s.f. amenities building and a swimming pool and deck area covering 2,887 s.f. on a 6.75 acre parcel in the Hamlet Business Zoning District. Status: SEQR Review Action: Review consultant report on SEQR Attachments: Consultant’s SEQR report and Part II EAF Project name: Hudson City Savings Bank Plaza SCTM#: 1000-122-3-17.1 Location: Located approximately 509’ east of Bay Avenue, on the south side of NYS Road 25, in Mattituck. Description: This site plan is for the proposed construction of 2 buildings totaling 13,227 square feet where one proposed two story building is 9,500 square feet of office space and the other proposed one story building is 3,241 square feet for a bank use with 65 proposed parking spaces on a 1.931 acre split-zoned parcel in the General Business and Residential-40 Zoning Districts Status: Waiting for outside agency approvals (public hearing done) Action: Schedule for final approval on 3/9/09. Attachments: None Project name: Beds and Borders SCTM#: 1000-127-2-2.1 Location: 600 Laurel Lane, Laurel Description: Open a garden center on a 15 acre parcel with existing greenhouses. Status: SPUD Action: Make a determination as to whether site plan is required or not. Attachments: None Southold Town Planning Board Work Session – Page Two – 3/2/09 Subdivisions: Project name: Mulvaney Lot Line Change SCTM#: 1000-31-08-12.4 &13 Location: 225 Marion Lane, East Marion Description: This lot line change will transfer the ‘flag pole’ (3,746 s.f.) from Lot 1 (SCTM#1000-31-8-12.4, 34,194 s.f.), to Lot 2 (SCTM#1000-31-8-13, 8,334 s.f.). Lot 2 will be increased to 12,080 s.f., and Lot 1 will be reduced to 30,448 s.f. Both Lots are improved with single-family dwellings, and both are pre-existing non-conforming in size. Status: Open Action: Review and consider waiving public hearing and granting conditional final approval on March 9, 2009. Attachments: None Project name: Karen Mazzaferro (Miller) SCTM#: 1000-63-1-12 Location: The property is located on the east side of Horton’s Lane, (1450 Horton's Lane), Southold. Description: This proposed standard subdivision is to subdivide a 4.28-acre parcel into 3 lots, where Lot 1 equals 41, 994 sq. ft., Lot 2 equals 43,631 sq. ft., and Lot 3 equals 90, 023 sq. ft, in the R-40 Zoning District.
