There are basically two types of space in one and two-family homes, Habitable, and Nonhabitable. The space and fire safety requirements of Habitable spaces (spaces occupied for living, sleeping, eating or cooking) prohibit the creation of a bedroom in a Nonhabitable space (i.e. storage room, utility room, closet, etc.). Please be advised that, as constructed, this basement room does not meet the requirements of Habitable space and under no circumstances may it be used as a bedroom. I understand that you are eager to remedy this situation and bdng your home into compliance. I believe that existing conditions (depth of basement, height of grade, etc.) will make it unfeasible to convert this space to legal Habitable space suitable for sleeping in. However, it may be feasible to convert this room to a Nonhabitable Recreation Room. Once made compliant, with required secondary emergency openings and smoke detectors, this portion of the basement may be used as a Recreation Room. While appropriate for watching TV or playing games, it will continue to be unsuitable for sleeping. To this end, I can assist you by doing the following; 2. 3. 4. 5.
