Witnesseth,that the party of the first part,in consideration of Ten Dollars and othervaluable consideration paid by
the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever,
All that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and

State of New York, known and designated as Lot No. 14 on a certain
map entitled, "Map of Farmveu Associates, " and filed in the
Office of the Clerk of Suffolk on September 1 , 1989, as Map No.
8808, together with mandatory membership in the Farmveu dt
Mattituck Homeowners Association, Inc. (hereinafter called the
Association) .
TOGETHER with an easement of ingress and egress. by vehicle or on
foot in and to any streets or roads as shown on the filed map;
RESERVING to the party of the first part, its successors or
, assigns the fee of all land lying in the bed of any and all such
streets and roads; and -FURTHER RESERVING the right to convey the
fee title to said streets and roads together with natural
drainage areas shown on the filed map td the Town of Southold or
any other municipal authority, without the consent of any lot
owner, mortgagee or 'any other party, at which time -the easement of
ingress and egress shall be automatically extinguished.

Page 684 and other covenants, restrictions, easements and
rights-of-way of record, and amendment to covenants and restrictions

SECTION And the party of thefirst part covenants that the party of the first part has not done orsuffered anything wherebythe

120.00 And the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
BLOCK to be applied first forthe purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
