BEGINNING at a point which is the southwesterly cornerof the premises
about to be described, which point is North 70" 08' East a distance
of 100 feet from a concrete monument marking the southwesterly corner
of lands now or formerly of Sheldon Hills; running thence along lands
of said Sheldon Hills, North 200 41' West a distance of 890.94 feet,
more or less, to the mean high water mark of the Long Island Sound;
thence along said mean high water mark of the Long Island Sound,
(the tie line of said mean high water mark of the Long Island Sound
being North 70" 23' 00" East) , a distance of 200.01 feet, more or
less, to lands now or formerly of Warren M. Cannon and Susan L.
Cannon; thence along said lands, South 20" 41' East a distance of
890.06 feet, more or less, to lands now or formerly of Dundee Securities
Corp.; thence along said lands of Dundee Securities Corp. South 70"
08' West a distance of 200 feet to the point or place of BEGINNING.
TOGETHER with an undivided two-tenth (2/lOths) interest in a certain
strip of land 25 feet in width extendirf�- he northerly side of the
North Road to the southerly side of lands now or formerly of Jonathan
P. Wendell, which said right of way is bounded northerly by said lands
now or formerly of said Wyckoff; easterly by lands now or formerly of
Dundee Securities Corp. ; southerly by the North Road; and westerly
by lands now or formerly of George Hallock Estate, which said strip
of land is to be used as a roadway in common with the other owners;
TOGETHER with the right of access to and recess from the premises
over, upon and across the rights of way over the southerly 25 feet of
lands conveyed to ff. Norman Wyckoff and Irma Wyckoff, his wife, by
deed dated August 31, 1940 and recorded in the Suffolk County Clerk's
Office in Liber 2121 of Deeds, at page 455 and the lands conveyed to
Paul Brett by deed dated December 12, 1941 and recorded in the
Suffolk County Clerk's Office in Lib - 2206 of Deeds, at Page 572.
TOGETHER with the right of access to and recess from the premises
over, upon and across a certain right of way 25 feet in width
running along the south end of the premises heretofore conveyed to
Paul W. Brett by deed recorded in the Suffolk County Clerk's Office
on December 12, 1946 in Liber 2658 of Deeds, at Page 535, and also
across the continuation of said right of way at the south end of the
premises conveyed to George C. Hees and Matilda K. Hees by Ferdinand
Mallgraf and Ann Mallgraf, his wife, by deeds dated August 17, 1946
in Liber 2610 of Deeds, at Page 161, and dated May 1, 1947 and recorded
in the Suffolk County Clerk's Office on May 16, 1947 in Liber 2706 of
Deeds, at Page 128.
BEING AND INTENDED to be the same premises conveyed to the party of
the first part herein and his wife, Stella K. Maitrojean, by deed
dated July 29, 1968 and recorded August 5, 1968 in Liber 6394 cp 447
in the office of the Clerk of the County of Suffolk. Said Stella
K. Matrejean died on July 29, 1974 married to and. survived by the
party of the first part. The party of the first part is the same
person as one of the grantees in the aforesaid deed.
