duly appointed in the action hereinafter mentioned, grantor, and
ASTORIA FEDERAL SAVINGS & LOAN ASSOCIA'T'ION
A Savings and Loan Association, organized and existing under the laws of the United Slates of America, having
its office and principal place of business at One Astoria Federal Plaza, Lake Success, New York, grantee
WITNESSETH, that the grantor, the referee appointed in an action between ASTORIA FEDERAL SAVINGS & LOAN
ASSOCIATION, plaintiff and JAMES J. CRON, et al., defendants, foreclosing a mortgage bearing date the 3rd day of
February, 1987, made and executed by the defendant JAMES J. CRON to THE SUFFOLK COUNTY NATIONAL BANK
to secure the sum of$144,600.00 with interest, which said mortgage was recorded in Liber 12549 at page 464 in the office
of the Clerk of Suffolk County on the 24th day of February, 1987, which mortgage was assigned by THE SUFFOLK
COUNTY NATIONAL BANK to FIDELITY NEW YORK, FSB on the 13th day of July, 1987, which assignment was
recorded in the Office of the Clerk of the County of Suffolk in pursuance of a judgment entered at IAS Part 24 of the Supreme
Court, County of Suffolk on April 22, 1997,
and in consideration of FIVE HUNDRED AND NO/100 ($500.00) Dollars paid by the grantee, being the highest sum bid at
the sale under said judgment does hereby grant and convey unto the grantee,
