WITNESSETH, that the party of the first part, in consideration of
dollars,
lawful money of the United States, paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being inctbnc at Mattituck, in the Town of Southold, County of Suffolk and State
of New York, bounded and described as follows:
BEGINNING at a point marked by a monument set on the southerly side of a certain 30
foot wide right of way, which point is distant 160.58 feet on a course South 76 degrees
35 minutes 40 seconds West from the northwesterly corner of land conveyed by Leone D.
Howell and Lena F. Howell to Fred M. Jones by deed dated April 15, 1926 and recorded
April 24, 1926 in Liber 1187 cp 95;
RUNNING THENCE from said point of beginning along the westerly side of land now or
formerly of Crowe, South 8 degrees 30 minutes 50 seconds West, 161.83 feet to the
high 'water mark of Peconic Bary;
THENCE South 74 degrees 52 minutes West 49.95 feet to a point and land now or
formerly of Milligan, formerly of Ruland;
THENCE along said last mentioned land North 8 degrees 08 minutes 00 seconds East,
163 feet to a point marked by a monument set on the southerly side of said 30 foot wide
right of way,
RUNNING THENCE along the southerly side of said 30 foot right of way, North 76 degrees
35 minutes 40 seconds East a distance of 50 feet to the point or place of BEGINNING.
TOGETHER with a right of way over a strip of land 30 feet wide lying to the north of
the following line:
BEGINNING at the northwest corner of the property herein described;
RUNNING THENCE northerly 76 degrees 35 minutes 40 seconds East to the northwesterly
corner of land conveyed by Leone D. Howell and Lena F. Howell to F.M. Jones,
THENCE continuing easterly on a course North 70 degrees 00 minutes East to the
northesterly corner of land conveyed by Leona D. Howell and Lena F. Howell to Bryant
S. Conklin by deed dated April 15, 1926, at which 'point the said right of way
connects with another right of way 25 feet wide extending northerly to New Suffolk
Avenue. The last mentioned right of way was established by agreement dated November
23, 1906 by George B. Reeve and Phebe M. Hollister and recorded September 5, 1907
in the Office of Suffolk County in Liber 629 of Deeds, page 168.
Being and intended to be the same premises conveyed to the party of the first part
by Deed dated 12/22/87, recorded 1/4/88 in Liber 10506 cp 186.
Subject to Boundary Line Agreement dated 6/2/65 recorded 9/24/65 in Liber 5828 cp 49
and Right-of-Way recited in Liber 10605 cp 186.
Said premises being known as 4235 Camp Mineola Road, Mattituck, New York.
