WITNESSETH, that whereas letters testamentary were issued to the party of the first part by the Surrogate's
Court, Suffolk County, New York, on November 18, 1996 and by virtue
of the power and authority given in and by said last will and testament, and/or by Article 11 of the Estates,
Powers and Trusts Law, and in consideration of
Two Hundred Eighty Thousand and no/100 - - - - - - - - - - - dollars,
paid by the party of the second part, does hereby grant and
release unto the party of the second part, the distributees or successors and assigns of the party of the second
part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingdnkeat Nassau Point, Southold Town, Suffolk County, New York,
known and designated as Parts of Lots Nos. 242 and 243 on a certain
Map entitled, "Map A of Nassau Point, owned by Nassau Point Club
Properties, Inc. , situated in the Town of Southold, Long Island,
N.Y. , " and filed in the Office of the Clerk of the County of Suffolk
on August 16, 1922 as Map No. 156, bounded and described as follows:
BEGINNING at a monument on the southerly side of Little Peconic Bay
Road at the northwesterly corner of Lot 242 and RUNNING THENCE along
land now or formerly of Persons, South 3 degrees 52 minutes 20 sec-
onds East, 226 feet to the ordinary high=water mark of Wunnewetta Pond ;
THENCE in a general southerly and westerly direction along the ordi-
nary high-water mark of Wunnewetta Pond, 145 feet more or less to
land formerly of Grathwohl, now or formerly of Melchionne, at a point
which is at the terminus of the following two tie line courses from
the terminus of the preceding course: ( 1) South 29 degrees 16 minutes
20 seconds West, 64.30 feet; and ( 2) South 76 degrees 51 minutes 20
seconds West, 84.39 feet;
THENCE along said land, North 00 degrees 44 minutes 00 seconds East,
304 feet to the southerly side of Little Peconic Bay Road;
THENCE easterly along the southerly side of Little Peconic Bay Road,
along a curve bearing to the left, the chord of which bears South 88
DIST. degrees 02 minutes 50 seconds East and has a length of 94. 52 feet, a
1000 distance along said curve of 95 feet more or less to the point or
