second part, to hold as follows: Elaine Lane Comett and Anita L. Knowlton shall hold
their interest as tenants in common, Eleanor C. Lane and the tenancy in common shall
hold the property described herein as joint tenants with rights of survivorship.
WHEREAS, John F. Lane and Eleanor C. Lanlg his wife, held title to the property
described in this indenture by deed, dated May 12, 1986, and recorded in Suffolk County
Clerk's Office, in Liber 10045 of deeds at page 574.
WHEREAS, John F. Lane died on October 5, 2005.
WHEREAS, Eleanor C. Lane, as the surviving stx~use, wishes to convey the property as
described in this indenture.
WITNESSETH, that in consideration of ten dollars and other valuable consideration
paid by the party oftbe second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of thc party of the second part forever,

ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, lying and being at Peconic, in the Town of Southold, County of Suffolk,
State of New York, bounded and described as follows:
Beginning at a point on the Northerly side of a private road or right of way l~ading to
Indian Neck Road from premises herein described, said point of beginning being formed
by the intersection of the northerly side of said road and the line dividing the premigs
herein conveyed from premises now or formerly of the estate of W.C. Salmon;
RUNNING THENCE along land now or formerly of the estate of W.C. Salmon North 4
degrees, 43 minutes, 30 seconds East 284.56 feet to high water mark of Richmond Creek;
THENCE along said high water mark of Richmond Creek to land now or formerly of
Edith Vail, the tie line of Richmond Creek to land now or formerly of the estate of
Salmon to the land now or formerly of Edith Vail where each of said properties intersects
the high water mark of Richmond Creek being North 74 degrees, 53 minutes, 50 seconds
East 132.91 feet;
THENCE.south 4 dcgrecs, 43 minutes, 30 seconds West 296.56 fcet along land now or
fofinerly of Edith Vail to a stake on the Northerly side of the Private Road first herein
referred to;
THENCE along the Northerly side of said Private Road South 79 degrees, 54 minutes, 10
seconds West 129.33 feet to the point or place of BEGINNING.
TOGETHER with a non-exclusive right of way in common with others to Indian Ncck
Road over the Private Road above referred to, ns described in deed from Mary Lee Wiles
to Richard P. Vail and Ruth H. Valle, his wife, and Frank W. Fanning and Alicia V.
Fanning, his wife, dated October 15, 1925, and recorded in Suffolk County Clerk's
Office, in Libor 1153 ofdceds at page 103.
Also known as 505 Wood Lane, Peconic, New York.
PARCEL 2:
ALL that certain plot, piece or parcel of land, situate, lying and being at Peeonic in the
Town of Southold, County of Suffolk, State of New York, more particularly bounded and
described ns foilow~:
BEGINNING at a point on the Northerly side of Indian Neck Road at the Southwesterly
corner of land of Ernest R. Hyndman;
RUNNING THENCE along said Northerly line of Indian Neck Road, South 71 degrees
26 minutes 00 seconds West 130 feet to n point;
THENCE along other land formerly of Gladys Wiles Jepson and now or formerly of
Annette Knobleek North 5 degrees 00 minutes 10 seconds 'Fast 390.18 feet to n point to
the Southerly side ora right of way 20 t'eet in width;
THENCE along the southerly side of a right of way North 82 degrees 20 minutes 30
seconds East 120.20 feet to a poinl and land now or formerly of Ernest R. Hyndman;
THENCE along said land of Ernest R. Hyndman, south 4 degrces 42 minutes 30 seconds
West 364.53 feet to the Northerly side of Indian Neck Road at the poinl or place of
BEGINNING.
TOGETHER with n non-exclusive right to the use of the aforesaid 20 foot right of way in
common with others from the Northeasterly corner of the premises above described and
extending Westerly to a certain 10 foot roadway or right of way and over said roadway
Southerly to the Northerly line of Indian Neck Road.

Mary M. Lung by Devise by thc last will and testament of John M. Lang dated 8~h March,
1952, an exemplified copy of which was recorded in the office of the Surrogate's Court,
Suffolk County, pursuant to an order of thc Surrogate of Suffolk County dated November
25, 1953 and filed in Liber lgl page 79.
TOGETHER with all right, title and interest, if any, ol'the party of the first part in and to
any streets and roads abutting thc abovc described premises to the center lines thereof,
TOGETHER with the appurtenances, and also all the estate which thc said decedent had
at the time of d¢cedent's death in said premises, and also the estate therein, which the
party of thc first part has or has power to convey or dispose of, whether indiv!dually, or
by virtue of said will or otherwise,
TO HAVE AND TO HOLD the premises herein unto the party of the second part, the
distributees or successors and assigns of thc party of thc second part forever.
AND thc party ofthe first part covenants that the party of thc first part has not done or
suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indanture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the
day and year first above written.
