paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party 0f the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

described as follows:
BEGINNING at a point marked by a concrete monument at the northwest corner thereof which
monument is located on the easterly side of South Harbor Road where the southerly line of land
formerly of Teves intersects said easterly side of South Harbor Road; RUNNING THENCE along

to land of DeMaria; RUNNING THENCE along said land of DeMaria South 45 degrees 2~ninutes~
30 seconds West a distance of 264.97 feet to a concrete monument and land of Southold Park
District; RUNNING THENCE along said land of Southold Park Distric~/~orth 22 degrees 46 minntes
10 seconds West a distance of 41.82 feet to a concrete monmnent in the easterly side of South Harbor
Road; RUNNING THENCE along the easterly side of South Harbor Road North 16 degrees 40
minutes 00 seconds East a distance of 200.00 feet to the point or place'of begim~ing.
BEING AND INTENDED TO BE same premises conveyed to the party of the first part by deed
dated 9-23-67 recorded .on 10-6-67 in liber 6234 page 158.
The Grantor, Virginia A. Crane, does hereby retain a Life Estate
in the premises.
TOGETI-IER with all right, title and interest, if any, of the party of the first part in and to any streots and
roads abutting the above described premises to the center lines thereof; TOGETHER wieth the appurtenances
and all the estate and rights of the party of the first part in and to s~id premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
wheroby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the paity of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for {he purpose of paying the cost of the improvement and will apply
the same first to the payment of the cogt of the improvement before using any part of the total of the same for
any other purpose.
The ~x'ord "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHF-REOF, the party of the first part has duly executed this deed the day and year first above
