WITNESSETH, that the party of the first pan, in consideration ofTEN DOLLARS ($10.00),
lawful money of the United States, paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Laughing Water, near Southold, Town of Southold, County of
Suffolk and State of New York, bounded and described as follows;
Commencing at a point on the northeasterly line of Minnehaha Boulevard, which point lies from
the intersection of the northeasterly line of Minnehaha Boulevard and the northwesterly line of
Owaissa Avenue, two courses and distances as follow: North 33 degrees 48 minutes West 171.4
feet; and thence North 57 degrees 48 minutes West 69 feet; running thence from said point of
beginning North 17 degrees 31 minutes East 126 feet more or less to the high water mark of a
gutter; running thence northwesterly along said high water mark 75 feet more or less to a point;
running thence south 9 degrees 8 minutes West 120 feet more or less through a pipe to appoint on
the northerly line of Minnehaha Boulevard; running thence along the northerly line of Minnehaha
Boulevard North 70 degrees 18 minutes east 5.5 feet to a monument running thence along the'
northeasterly line of Minnehaha Boulevard South 57 degrees 48 minutes East 54.5 feet to the
point or place of beginning.
SUBJECT TO a life estate hereby reserved by the grantor ANN LENCISKI, a/k/a Anna V. ·
Lenceski for her life use and occupancy.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
by deed dated 07/22/99, recorded 09/20/99 in Liber 11989, Page 987.
· TOGETHER with all right, title and interest, if any, of the party of the firs~ part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appu~enances and all the estate and rights of the party oft he first part
in and to said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party &the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first pan will receive the consideration for this conyeyance and will hold the
right to receive such consideration as a trust, fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost &the
improvement before using any pan &the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
IN WITNESS WHEREOF, the party of the first pan has duly executed this deed the day and
year first above written.
