WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold , County of Suffolk and State of New
York, known and designated as and by Lot No. 40 , as shown on a
certain map entitled , "Map of Farmveu Associates " , and filed in
the Office of the Clerk of the County of Suffolk on September 1 ,
1989 as Map No. 9908 , which said lot is more particularly bounded
as follows :
BEGINNING on the southerly side of HarvestLane a tie distance
of 233 .00 feet westerly from the extreme westerly end of an arc
of a curve which connects the westerly side of Farmveu Road with
the southerly side of Harvest Lane; said point also being where the
division line between Lots 39 and 40 on the aforesaid map
intersects the southerly side of Harvest Lane;
RUNNING THENCE along said division line and the division line
between Lots 30 and 40, South 19 degrees 40 minutes 30 seconds
East , 320 . 00 feet;.
THENCE South 70 degrees 1.8 minutes 00 seconds West , 125 . 00 feet;
THENCE North 19 degrees 40 minutes 30 seconds West , 320.02
feet to the southerly side of Harvest Lane ;
THENCE along the southerly side of Harvest Lane , North 70
degrees 19 minutes 30 seconds East , 125 . 00 feet to the point or
place of BEGINNING.
TOGETHER with ingress and egress over Harvest Lane to the
nearest public highway.
Being and intended to be the same premises as acquired by deed from
Farmveu Associates , dated 2/10/97 recorded 2/14/97 "b AA%go 993a
TOGETHER with all right, title and interest, if any, of the party of the first part In and�t� any streekind
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part. the heirs or successors and assigns of the party of
the second part forever.
This conveyance has been made with the unanimous consent , in writing,
of all the stockholders of the party of the first part .
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" Ehall he construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
