3 3 QUITCLAIM DEED
THIS INDENTURE, made as of April c,.,7q, 1997 , among HOWARD
BRODIS, having an address at 435 Eastward Court, Mattituck, New York
( "Grantor" ) and HOWARD BRODIS and MARGARET BRODIS, both having an ad-
dress at 435 Eastward Court, Mattituck, New York, ( "Grantee" ) .
WITNESSETH, that Grantor, in consideration of Ten Dollars
and other valuable consideration, the receipt and sufficiency of which
is hereby acknowledged, does hereby release and quitclaim unto Grantee
and the heirs, executors, administrators, legal representatives, suc-
cessors and assigns of Grantee forever,
ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying
and being in TOWN OF SOUTHOLD AT MATTITUCK, County of SUFFOLK
and the State of New York, being more particularly described
in Exhibit A attached hereto and made a part hereof,
TOGETHER with all right, title and interest, if any, of Gran-
tor in and to any streets and roads abutting the above
described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights
of Grantor in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto Grantee and
the heirs, executors, administrators, legal representatives, succes-
sors and assigns of Grantee forever.
This deed is given without covenant, representation or war-
ranty by Grantor, whether express or implied, and without recourse
against Grantor in any possible event.
Grantor, in compliance with Section 13 of the Lien Law,
covenants that Grantor will receive the consideration for this con-
veyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of
the improvement before using any part of the total of the same for any
other purpose.
IN WITNESS WHEREOF Grantor has duly executed this deed as of the
date first above written.

ALL that certain plot, piece or parcel of land, with the build-
ings and improvements thereon erected, situate, lying and being
in the Town of Southold at Mattituck, County of Suffolk and State
of New York, known and designated as Lot No. 3 on a certain map
entitled, "Map of Eastward Manor" and filed in the Office of the
Clerk of the County of Suffolk on June 21, 1971 as Map No. 5606,
being bounded and described as follows:
BEGINNING at a point on the easterly side of Eastward Court, dis-
tant 366.54 feet southerly from the corner formed by the inter-
section of the easterly side of Eastward Court and the southerly
side of Main Road (NYS Route 25) ;
RUNNING THENCE along the division line of Lots 2 and 3 on the
above mentioned Map, north 82 degrees 20 minutes 40 seconds east
260. 98 to the westerly side of land now or formerly of Sidor;
THENCE along the westerly side of land now or formerly of Sidor,
south 5 degrees 06 minutes 40 seconds west, 169.28 feet;
THENCE along the division line of Lots 3 and 4 of the above men-
tioned map south 82 degrees 20 minutes 40 seconds west 223 . 58
feet to the easterly side of Eastward Court;
THENCE along the easterly side of Eastward Court north 7 degrees
39 minutes 20 seconds west 165 . 10 feet to the point or place of
BEGINNING..
Said premises also being known as 435 Eastward Court, Mattituck,
New York.
