puny of the first pan. and
CLAIRE BRASSIL, residing at 285 Avenue C,/f2O, New York, New York 10009
puny of the second pan,
WITNESSETii, that the party of the first pan. in consideration of TEN DOLLARS ($10.00).
lawful money of the United States. paid by the patty of the second pan. docs hereby grant and
release unto the puny of the second part. the heirs or successors and assigns of the puny of the
second pan forever.
ALL that certain plot. piece or parcel of land. situate, lying and being at Laughing Water.
Southold. in the Town of Southold, County of Suffolk, State of New York. being a described
portion of property as shown on Map of Laughing Water, filed in the Suffolk County Clerk's
Office on Iuly 24, 1941 as Map No. 917. bounded and described as follows:
BEGINNING at a point marked by a monument on the southerly side of Minnehaha
Boulevard. which point is North 70 degrees 18 minutes East 120 feet from the point formed by
the intersection of the southerly side of Easterly branch of Minnchaha Boulevard with thc uasterly
side of the Westerly branch of Minnehaha Boulevard;
FROM said point of beginning running thence along the southerly side (of the easterly
brunee) of Minnehaha Boulevard North 70 degrees 18 minutes East 57.35 feet to a point marked
by a monument;
RUNNING THENCE along the southwesterly side of Minnehaha Boulevard South 57
degrees 48 minutes East as distance of 64.50 feet to a point marked by a monument and land now
or formerly ofF_Award Siglain and Dorothy Sigiain. hL~ wife;
RUNNING THENCE along said land now or formerly of Siglain South 20 degrees 29 '
minutes West a distance of 165.~, feet to land now or formerly of Homen;
RUNNING THENCE pan!y along said land now or formerly of Homan and partly along
land now or formerly of Calan, North 24 degrees 50 minutes West a distance of 80 feet to a point
marked by a monument and land of Alice Newman;
RUNNING THENCE along said land of Newman, North 9 degrees 56 minutes 30 seconds
West a dislanee of 98.87 feet to the point or place of BEGINNING.
SUBJECT, however, to thc retention by the grantor herein of the fight to the exclusive use
of the premises described herein for the duration of her life.
BEING AND INTENDED TO BE the same premises conveyed to thc party of the first pan
by deed dated 05/26/1977, recorded 05/31/77 in Liher 8243, Page 371.
TOGETIIER with all right, title and inten:st, if any, of the puny of the first pan in and to
any streets and roads abuuing the above described premises In the center lines thereof,
TOGETHER with the appurtenances and all the estate and fights of the party of the first pan
in and to said premises,
TO HA VE AND TO HOLD the premises herein granted unto the puny of the second pan. the
heirs or successors and assigns of the puny of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party of the firsl part, in compliance with Section 13 of the Lien Law, coyenants
that the party of the first pan will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any pan of the tntal of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
