BEGINNING at a monument on the southerly side of Wigwam Way at the northeasterly corner of the premises
hereinafter described, said point of beginning being the northwesterly comer of land of Laughing Waters
Property Owners Association;
RUNNING THENCE South 10 degrees 41 minutes 00 seconds East, 1225 feet to the ordlnmy high water mark of
Peconic Bay of 1978;
THENCE along said high water mark of 1978 to the southwesterly corner of the premises herein described, said
course being subtended by a chord bearing North 89 degrees 19 minutes 10 seconds West, 141.16 feet;
THENCE along parallel to the division line between the premises herein described and Laughing Waters Property
Owners Association on a bearing, North 10 degrees ,tl minutes 00 seconds West 1200.00 feet, more or less to
the southerly side of Wigwam Way;
THENCE along the southerly side of Wigwam Way, North 76 degrees 27 minutes 00 seconds East 10.5 feet to a
monument;
THENCE still along the southerly .~ifle of Wigwam Way, North 80 degrees 40 minutes 00 seconds East 127.95
feet to a monument and the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by deeds dated
October 1, 2001 and recorded December 3, 2001 In Uber 12156 pages 192 and 193 in the Suffolk County
Clerk's Office.
TOGETHER with all dghL title and interest, if any. of the party of the first part In and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and ali

herein granted unto the party of the second part, the hairs or successors and assigns of the party of the second

part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same fi.rst
to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word 'party' shall be construed as if it read 'parties' when ever the sense of this indenture so
requires.
