THIS INDENTURE, made the t~/a day of July, Two Thousand One
BETWEEN
RICHARD KUO, residing at 40 Hilltop Drive, Syosset, New York 11791,
party of the first part, and
CHARLES B. HILL and LYNN B. HILL, husband and wife, residing at 22 Hotel Drive, White
Plains, New York 10605
party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk, State of New
York, as shown on Map of Re-Subdivision of Block "F" Map of Reydon Shores, Bayview,
Southold, Long Island, New York, which said re-subdivision was made by Lewis N. Walters,
L.S., of Oyster Bay, Long Island, New York, on September 2, 1936 and which said map was
fuly filed in the Office fo the Clerk of the County of Suffolk at Riverhead, New York, on the
7t~ day of October, 1936, as Map No. 1215 and which said plot is more particularly designated
as and by the Plot No. One (1) on said Re-Subdivision Map, which lot is bounded and
described as follows:
BEGINNING at a point on the north side of Lake Drive at a point where the division line
between Lots 1 and 2 as shown on said map intersects the north side of Lake Drive;
RUNNING THENCE North 21 degrees 17 minutes 00 seconds East along said division line,
218 feet;
THENCE South 78 degrees 57 minutes East, 59.73 feet to the westerly line of land now or
formerly of Plock;
THENCE South 21 degrees 02 minutes 00 seconds West along said land, 223.10 feet to the
north side of Lake Drive;
THENCE North 74 degrees 00 minutes West along the north side Of Lake Drive 60 feet to the
point of place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed from Harry Gabrielsen and Beverly Gabrielsen, dated June 5, 1973, and recorded June 8,
1973, in the Office of the Suffolk County Clerk in Liber 7415, Page 200, and by deed from
Richard Kuo and Betty Lee Kuo, dated December 7, 1990, and recorded January 17, 1991, in
the Office of the Suffolk County Clerk in Liber 11206, Page 372.
TOGETHER with all fight, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to he applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
