ALL that certain plot, piece or psrcg of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, known
and designate~ ~as Lots 3 and 4 on a certain map entitled, "Map of Nunnakoma
Waters at Southold", and filed in the Office of the Clerk of the CountZ of Suffolk
on July 9, 1968 a~ Map No. 5126.
Together with the right to the use of the private beach as shown on the map herein,
together and!in common with use by owners of other parcels, as shown on said map, as
filed.
Together with the~right to ingress and egress over waters shown on said filed map.
Being.and intended to be the same premises as conveyed to the parties of the first
part by deed dated June 27, 1989, and recorded August 11, 1989, in the Office of the
Suffolk County Clerk in Libor 10906 at Page 266.
Subject to covenants and restrictions as stated in Liber 7737 at Page 596.
Subject to electric easement in Libor 6414 at Page 517.
Subject to the rights of the public to navigate the water of Corey Creek.
TOGETHER with' all right title and interest, if any, of the party of the first part m and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD thc premises herein granted unto the party of the second part, the heirs or successors and assigns of
thc party of the Second part forever. . .
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien.Law, covenants that the party of
the first part will receive the conside'ratlon for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the. purpose of paying the cost of the improvement'and will apply
the same first to the payment of the cost of the ~mprovement before using any part of the total of the same for
any other purpose.
