16 end parts of lots 13 end 14, in Block H as shown on a certain map made July 22, 1930, by Daniel R.
Young. P.E. and L.S.. entitled 'Map of Reydon Shores. Inc.. Bayview. L. I.,'N. Y. and in the Tow~ of Southold,
Suffolk County, New York", and filed in the Office of the Clerk of Suffolk County, Riverhead, New York, on July
1, 1931 Ss map number 631 which said lots end parts of lots when taken together as one pamel ere more
particularly bounded and described as follows:
BEGINNING at a point on the southerly side of Grove Drive, distant westerly 365 feet, more or less. from the
southerly end of the curve connecting said southerly side of Grove Drive with the westerly side of Lake Drive,
the said southerly side of Give Drive, as it tums, said point of beginning being where the
line between the premises herein to be described and land now or formerly of Peter M. and Irene R.
Bonerdl, intersects the southerly side of Grove Drive. and from said point of beginning;
RUNNING THENCE southeasterly along said land the follew~g two courses and distances: (1) So~th 25° 41'
20" East, a distance of 45.12 feet to a monument; and (2) South 24° 13' 40° East, a distance of 254.86 feet to
land now or formerly of Plock;
THENCE South 21° 47' 20' West along the westady line of said land a distance of 30.0 feet to land now or
formerly of Beach;
THENCE North 59° 48' 40' West along the northerly line of said land a distance of 175.0 feet to cheer land now
or formerly of Beach;
THENCE North 6' 53' 00' West along the easterly line of said land, a distance of 215.96 feet to the southerly
side of Grove Drive;
THENCE northeasterly along the southerly side of Grove Drive along the crc of a curve bearing to the left
havtng a radius of 282 feet a distance of 81,80 feet to the point or place of BEGINNING.
SAID PREMISES being known as and by No. 360 Grove Drive, Southold, New York.
BEING AND INTENDED TO BE the same premises conveyed to the party of the flit part by Deed dated May
29. 1971recorded at the Suffolk County Clerk's Office at Liber 6941 Page 519.
TOGETHER with all fight, title and interest, if any, of the party of the first part in and to any streets and roads
abuffing the above described premises to the center lines thereof; TOGETHER with the appurtenances end all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done er suffered anything
whereby the said premises have been enc~Jmbered In any way whatever, except as aforesaid.
AND the party of the first part. in compliance with Section 13 of the Lien Law, covenants that the party of the
