party of the first part, and ROBERT KARPAS and CLAIRE AIOSA-KARPAS, both residing at
132 Andover Road, Roslyn Heights. NY 11577,
party of the second part.
WITNESSETH, that the party of the first part. in consideration of ten dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the party of the second part forever.
ALL that certain plot. piece or parcel of land, situate, lying and being further described in Schedule A
annexed hereto.
SAID PREMISES being known as and by U.S. Postal Service street number 320 West Shore Drive,
Southold, New York 11971.
Subject to covenants, restrictions, easements and reservations of record, if any, as contained in prior
de.--ds of record.
BEING the same premises heretotbre conveyed to Party of the First Part by deed dated February 20,
1998. recorded on March 3, 1~98, in the Off'tee of the Suffolk County Clerk in Libor 1[881 of Deede
at page 305.
TOGETHER, with all rigl~t, title and interest, if any. of the party of the first part in and to any streets
and roads abutting the nlxwe described premises to the center lines thereof'- TOGETHER with the
appurtenances and all the estate and rights of the first part in and to said premises~ TO Il, AVE AND
TO HOLD the premises herein granted unto thc party of the second part, thu heirs or successors and
a~igns of the party of the second part forever.
AND the party of the first part covenant that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that thc party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to he applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the i~nprovement before using any part of the
total of the same for any other purpose.
