WITNESSETH, that the party of the first pan, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and relea.~ unto the piny of
the second part. the heirs or successors and assigns of thc party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk, and State. of New

entith.'d, 'Map of Reydon Sbores, Inc." filed in the Office of the Clerk of Suffulk County on
7/02/1931 as Map//631. Said parts of lots being more particularly hounded and described as
follows:
BEGINNING at a monument set on the northeasterly line of West Shore Drive (a private
road), said point being where the division line between Lots 6 & 7 on the above mentioned
map intersects the northeasterly side of We,st Shore Drive;
RUNNING THENCE along said division line, and along land now or formerly of Robert L. &
Patricia A. Barry, North 40 degrees 11 minutes 20 seconds East, i 12.00 feet to land now or
formerly of Irma Damhuis, Joanne Livingstooe and William Hurter;
THENCE along the last above mentioned land thc following two (2) courses and distances:
1) South 49 degrees 48 minutes 40 seconds East, 75.00 feet to a point;
2) South 19 degrees 48 minutes 40 seconds East, 70.00 feet to the northerly side of
Reydon Drive (a private road):
THENCE along the northerly side of Reydon Drive along a tie line, South 76 degrees 05
minutes 11 seconds West, 103.28 feet to the northeasterly side of West Shore Drive;
THENCE along the northeasterly side of West Shore Drive along a tie line, North 44 degrees
44 minutes I 1 seconds West, 75.36 feet to the point or place of BEC}INNING.
TOGETHER with and subject to all thc rights and privileges as contained in prior deeds of
record and covenants and restrictions as recorded in Liber 1751, Page 186 and Liber 1862,
Page 429.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated 12/6/1982, and recorded 8/1/1983, in the Office of the Suffolk County Clerk in
Liber 9397, Page 220.
TOGETHER with all fight, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances ',md all the estate and rights of the patty of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or succesmrs and assigns of the party of the .~ond part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the f'trst part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
heft)re using any pan of the total of the same for any other puq0nse.
The word "party" shall be construed as if it read "parties~ whenever the sense of this indenture so
requires.
