WARRANTY DEED
This indenture, made the 23a day of July, 2001, between Edmond H. Curcum and Patficia N.
Curcum, as husband and wife, of the County of Manatee in the State of Florida, whose post office
address is 4311 Gulf of Mexico Drive, Longboat Key, FL 34228,party ofthefirstpart, and Edmond
H. Curcum and Patricia N. Cumum, as Trustees of the Basin Road Realty Trust, a Florida trust,
under Declaration of Trust dated July 23, 2001, of the County of Manatee in the State of Florida,
whose post office address is 4311 Gulf of Mexico Drive, Longboat Key, FL 34228, party of the
second part,
Witnesseth, that the party of the first part, in consideration of $100 dollars, lawful money of the
United States, paid by the party of the second part, does hereby grant and release unto the party of
the second part, and assigns forever, all that certain plot, piece or parcel of land, with the buildings
and improvements thereon erected and situate, lying and being:
AT Bayview, near Southold, in the Town of Southold, County of Suffolk and State of New York,
more particularly described as follows:
BEGINNiNG at an iron pipe at the southwesterly comer of Lot 4, as shown on "Map of Paradise
Point," filed in the Suffolk County Clerk's Office as Map No. 3761, said point of beginning being
the westerly terminus of the northerly line of Basin Road; from said point of beginning running along
the direct extension westerly of said northerly line of Basin Road, N. 74° 24' 20" W. - 76.49 feet;
thence along land of the party of the first part, N. 4° 15' 20" E. - 1'90.91 feet to ordinary high water
mark as measured by a tie line, S. 85° 44' 40" E. - 75.0 feet to the northwesterly comer of the
premises of said lot 4; thence along said Lot 4, S. 4° 15' 20" W. - 205.95 feet to the point of
BEGINNING.
TOGETHER with a right of way 50 feet in width from the southwesterly comer of the premises
easterly about 76 feet to Basin Road.
TOGETHER with a right of way for ingress and egress, in common with others, over the roads as
shown on said map.
TOGETHER with the fight, title and interest, if any, of the party of the first part in and to any streets
and roads, abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs
or successors or assigns of the party of the second part forever.
AND the party of the first part covenants as follows: First. That said party of the first part is seized
of said premises in fee simple, and has good right to convey the same; Second That the party of the
second part shall quietly enjoy the said premises; Third. That the said premises are free from
encumbrances; Fourth. That the party of the first part will execute or procure any further necessary
assurance of the title to said premises; Fifth. That said party of the first part will forever warrant the
title to said premises.

BEING and intended to be the same premises conveyed by Paradise Point Corporation to Edmond
H. Curcuru and Patricia N. Curcuru by Deed dated January 11, 1969 and recorded in Liber 6584 of
Deeds at page 537 and subject to the covenants and restrictions of record and to those Covenants and
Restrictions referenced in said Deed.
Said premises is commonly known as and numbered 450 Basin Road, Southold, New York.
