WITN'ESSETH. that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being in theat Laughing Water in the Town of Southold, County of Suffolk and State of New
York, being more particularly bounded and described as follows:
BEGINNING at a point o~ the Southwesterly side of Nokomis Road where same is intersected by the
easterly side of land now or formerly of A. Van Den Heuvel;
THENCE South 44 degrees 22 minutes 00 seconds East along the southwesterly side of Nokomis
Road 193.65 feet;
THENCE South 86 degrees 09 minutes East along the southerly side of Nokomis Road 34 feet to land
of Stanley Garren and Joyce Garren, his wife;
THENCE South 3 degrees 51 minutes 00 seconds West along the last mentioned land 307.56 feet to
land now or formerly of Freund;
THENCE North 51 degrees 54 minutes 20 seconds West along the last mentioned land 126.65 feet to
land now or formerly ufA. Van Den Hcuvel;
THENCE along the last mentioned land the following 3 courses and distances:
1. North 22 degrees 28 minutes East 148.37 feet;
2. North 53 degrees 36 minutes West 110.89 feet;
3. North 5 degrees 38 minutes 30 seconds West 167.36 feet to the southwesterly side Nokomis
Road at the point or place of BEGINNING.
The Grantor herein reserves a legal life estate in the premises for the term of the Grantor's life.
Being the same premises described in the deed to the party of the first part herein by the deed to the
grantor in LIBER 11801 PAGE 963.
The grant'or herein being the same person as the named grantee in a certain deed dated November 6,
1996 and recorded on November 15, 1996 in LIBER 11801 PAGE 963 in the Office of the Clerk in
the County of Suffolk.
TOGETHER with all right, title and interest, if any, of the party of the first par/; in and to any streets and roads
abutting the above described premises te the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said p~emises; TO HAVE A_ND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second par~
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
A~D the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read Uparties' whenever the sense of this indenture so requires.
