BETWEEN
Frank J. Gumper and Joanne M, Gumper, his wife, having an address of 20 Deerfield Road, Port
Washington, New York, party of the first part, and
Frank J. Gumper and Joanne M. Gumper, as tenants-in-common, having an address of 20 Deerfield Road,
Port Washington, New York, part of the second part. and
WITNESSETH, that the partyofthe first part, in consideration ofTen and no/100 Dollars ($10.00) and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being at Laughing Water, near Southold, Town of Southold, County of Suffolk, and State of New York, with a legal
description as follows:
BEGINN llqG at a point on the easterly side of Minnehaha Boulevard distant 186 feet southerly along the easterly side
of Minnehah~, Boulevard from the corner formed by the intersection of the easterly side of Minnehaha Boulevard with
the southerly side of Opechee Avenue, said point also being a point on the easterly side of Minnehaha Boulevard where
sam9 is intersected by the northerly side of premises herein described and land now or formerly of Jean M. Lohn
adioihin.o on the north;
THENCE Sbdth 74 degrees 47 minut~ 00 seconds East along said last mentioned land, 91 feet to a bullkhead and the

THENCE South 1 degree 36 minutes 40 seconds West along said bulkhead 63 feet to land now or formerly of
Vanderbeck;
THENCE North 74 degrees 47 minutes 00 seconds West along said last mentioned land 96 feet to the easterly side of
Minnehaha Boulevard;
THENCE North 6 degrees 06 minutes 00 seconds East alqng the easterly s de of M nnehaha Boulevard 62 feet to the
point or place of BEGINNING.
The within described premises are known a~ District 1000, Section 087.00, Block 03.00 and Lot 058.000 on the Tax
assessment Map.
Said premises being also known as 2400 Minnehaha Boulevard, Southold, New York.
BEING AND INTENDED TO BE the same premises conveyed to the Grantors herein by Deed dated October 24, 1988
and recorded in the Suffolk County Clerk's Office on November 7, 1988 in Liber 10731, Page 515.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be
construed as if it read "parties" whenever the sense of this indenture so requires.
