AND the party of the first part covenants that the party of the fust part has not done or suffered anything whereby the

will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund

and improvements thereon erected, situate , lying, and being in the
Town of Southold at Peconic , County of Suffolk and State of New York,
being bounded and described as follows :
BEGINNING ata point on the Northerly side of Wells Road distant 3650
feet more or less as measured along the Northerly and Westerly sides
of Wells Road from the corner formed by the intersection of the
Westerly side of Wells Road with the Southerly side of Main Road; said
