~VITNESSETH, that the party of thc first part, in consideration often ($10.00) dollars, lawful
money of the United States, paid by the party of the second part, does hereby grant and release unto the
party of the second part, the heirs or successors and assigns of the party of thc second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Silvcrmcrc near the Village of Grccnport, in the Town of Southold,
County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point where the northerly line ora private road known as Silver Lane
intersects the easterly line of land of Harry G. Stcinmetz;
THENCE RUNNING north 3 degrees 45 minutes 00 seconds East, 98.66 feet to a point on the
curved southerly line of a fifty foot private road known as Shore Drive;
THENCE easterly along said curved southerly line of Shore Drive on a curve to the right having
a radius of 2782 feet a distance of 58.78 feet to other land now or formerly of Clarence C. Roach and
Adeline M. Roach;
THENCE along land last mentioned south 3 degrees 45 minutes west 116.99 feet to the northerly
line of Silver Lane;
THENCE along the northerly line of Silver Lane north 85 degrees 31 minutes 40 seconds west
56.0 feet to the point or place of BEGINNING.
TOGETHER with a right of ingress and egress over Silver Lane, a private road 20 feet in width
running along the southerly line of the premises hereinbefore described and through the land now or
formerly of Charles Bashwiner and Amelia Bashwiner, grantors in a deed dated June 4, 1962, recorded in
liber 5178 page 07, in a general easterly direction to Silvermere Road, said right of way to be perpetual
and to run with the land hereinbefore described.
Said Premises being also known as and by the street number 170 Silver Lane, Greenport, NY.
Being and intended to be the same premises conveyed by deed dated September 6, 2001 and filed
in the Office of the Suffolk County Clerk on June 11, 2002 in Libor D00012190, page 987.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive
such
consideration as a trust fund to be applied first for the purpose of paying the costs of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total
of the same for any other purpose.
AND the party of the first part covenants as follows:
FIRST. That said party &the first part is seized of the said premises in fee simple, and has good
fight to convey the same;
SECOND. That the party of the second part shall quietly enjoy the said premises;
THIRD. That the said premises are free from encumbrances, except as aforesaid;
FOURTH. That the party of the first part will execute or procure any further necessary assurance
of the title to said premises;
FIFTH. That said party of the first part will forever warrant the title to said premises.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
