described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first
pan in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second pan, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, hereby covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for
the purpose of paying the cost of improvement and will apply the same first to the payment of the cost of the improvement before
using any pan of the total of the same for any other purpose.

erected, situate, lying and being at Greenport, partially in the Incorporated Village of Greenport,
Town of Southold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the southwesterly side of Beach Road distant 100 feet southeasterly
as measured along the southwesterly side of Beach Road from the easterly line of land of the
Town of Southold; running thence from said point of beginning southeasterly along the
southwesterly side of Beach Road on a curve which bears to the left having a radius of 446 feet
for a distance of 100 feet; running thence along other land now or formerly of Davis, South 42
degrees 52 minutes 20 seconds West 217.70 feet to the ordinary highwater mark of Sterling
Creek; running thence northwesterly along said ordinary highwater mark of Sterling Creek o'n a
tie-line bearing of North 65 degrees 49 minutes l0 seconds West 83.57 feet to land now or
formerly of Chauman and Preston; running thence along said land North 38 degrees 46 minutes
