party of the second part;
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and No Cents
($10.00), lawful money of the United States, paid by the party of the second part, does hereby
grant and release unto the party of the second part, the heirs or successors and assigns of the party
of the second part forever;
~ILL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the at Southold, in the Town of Southold, County of Suffolk
and State of New York, more particularly bounded and described as follows:
BEGINNING at a point on the southerly side of Main Road (Route 25), distant 183.52 feet
westerly from the comer formed by the intersection of the southerly side of Main Road with the
westerly side of Mechanic Street;
RUNNING THENCE south 32 degrees 29 minutes 00 seconds east along land now or formerly
of the Methodist Church, 150.08 feet;
THENCE south 59 degrees 26 minutes 00 seconds west, still along land last mentioned, 33.17
feet;
THENCE north 29 degrees 33 minutes 20 seconds east, 150.01 feet to the southerly side of Main
Road;
THENCE north 59 degrees 26 minutes 00 seconds east along the southerly side of Main Road,
25.50 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by
Deed, dated June 9, 1994, and recorded in the Office of the Clerk of Suffolk County on July 20,
1994, Liber 11686, Page 302.
PREMISES KNOWN AS: 53840 & 53850 & 53860 MAIN ROAD, SOUTHOLD, NY 11971.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part
in and to said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party of the first part, m compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
