LOT: ALL that certain plot, piece or parcel of laud, with the buildings and improvements thereon erected, situate,

40 and 42, Block 2, on a certain map entitled "Map of Captain Kidd Estates" and
filed in the Office of the Clerk of Suffolk County on January 19, 1949 as Map
1672, which said lot and part of lots when taken together are more particularly
bounded and described as follows:
BEGINNING at a stake on the northerly side of Sound Beach Drive distant 949.82
feet southwesterly along the northerly side of Sound Beach Drive from a monument
at the point of tangent of the arc of a curve having a radius of 25 feet
connecting the northerly side of Sound Beach Drive with the westerly side of Inlet
Driveandfrom said point of beginning running thence southwesterly along the
northerly side of Sound Beach, South 57 degrees 30 minutes West a distance of
100.345 feet to a point; thence northwesterly through lot 40, North 38 degrees
West a distance of 171.76 feet to a stake at the High Water'mark of Long Island
Sound; thence northeasterly along said High Water mark, North 52 degrees East a
distance of 100 feet to a stake; thence southeasterly through Lot 42, South 38
degrees East a distance of 181.395 feet to a stake on the northerly side of Sound
Beach Drive, to the point or place of beginning.
SUBJECT to covenants, easements and restrictions of record, if any.
Premises more commonly known as 1200 Sound Beach Drive, Mattituck, New York
11952.
BEING AND INTENDED TO BE the same premises conveyed to the party of the
first part by deed dated June 18, 1964, and recorded in the Suffolk County Clerk's
Office in Liber 5567, Page 92, on June 29, 1964, and by deed dated April 30, 1969,
and recorded in the Suffolk County Clerk's Office in Liber 6545, Page 399, on May
6, 1969.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the app itrtena[ices
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such cousid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will applx
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentlre so requires.
