WITNENETHA that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,

as measured along the southeasterly side of Peconic Bay Boulevard-
from the easterly line of land now or formerly of Charles E. Hallock;
running thence North 411 00 ' East along the southeasterly side of
Peconic Bay Boulevard 144 .28 feet to the southwesterly line of a
10 foot right of way; thence South 401 14 ' 30" East along said
right of way 294. 54 feet to the mean high water line of Peconic Bay;
thence along said high water line South 431 21 ' 50" West 164. 85 feet
to the northeasterly line of land now or formerly of Catholic
Daughters of America; thence along the last mentioned land North 361

of the first part by deed dated November 30, 1981 and recorded in
