WITNESSETH, that the parry of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the parry of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

Cutchogue,Town of Southold, County of Suffolk and State of New York, known and
designated as Lot No. 11 on a certain map entitled, "Map of Highland Estates'and filed in the Office of the
Clerk of the County of Suffolk on 4/26!17 as Map No.6537, and being bounded and described according to
said map as follows:
BEGINNING at a point on the southwesterly side of Highland Road distant 190.00 feet southwesterly from
the extreme easterly end of an arc of a curve bearing to Q1e.dght having a radius of 25.00 feet and a length
of 39.27 feet,said are connecting the southwesterly side of Highland Road with the southeasterly side of
Crown Land Lane, said point of beginning also being where the division line between Lots 11 and 12 as
shown on the aforementioned map intersects the southwesterly side of Highland Road;
RUNNING THENCE along the southwesterly side of Highland Road the following three courses and
distances:
1. South 50 degrees 45 minutes 50 seconds East 47.50 feet;
2. Along an arc of a curve bearing to the right having a radius of 2267.26 feet, a length of 79.14 feet;
3. South 48 degrees 45 minutes 50 seconds East 77.52 feet to the division line between Lots Numbered 10
and 11;
THENCE along said division line South 41 degrees 14 minutes 10 seconds West 200.00 feet to the land
now or formerly of Lefferts P. Edson
THENCE along said land North 48 degrees 45 minutes 50 seconds West 197.23 feet to the dividing line
between Lots 11 and 12;
THENCE along said division line North 39 degrees 14 minutes 10 seconds East 197.08 feet to the
southwesterly side of Highland Road, at the point or place of BEGINNING.
PREMISES are the same as those described in Liber 11405, cp. 09.
TOGETHER with all right, title and interest, if any, of the parry of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
all the estate and rights of the parry of the fust part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the parry of the second part, the heirs or successors and assigns of the parry of the
second part forever.
AND the party of the fust part covenants that the parry of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the arae first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "parry" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the parry of the first part has duly executed this deed the day and year first above
written.
