party of the first part, and SHARON ANN SCHUMACK, residing at 25 Canterbury Road, Grsat Neck, New
York 11021
party of the second pad,
WITNESSETH, that the party of the first part, in consideration of TEN and no/100ths ($10.00) dolrars paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second pad forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Bayview, Town of Southold, County of S,,uffolk and State of New York, known and
designated as part of Lots 11 and 12 on a certain map entitled, 'Leeward Acres at Bayview" filed in the Office
of the Clerk of the County of Suffolk on June 4, 1971 as Map No. 55909, and more particularly bounded and
described as follows:
BEGINNING at a monument on the southerly side of North Bayview Road distant the following three courses
and distances from a monument situate at the intersection of the southerly side of North Bayview Road and
the easterly side of Jacob's Lane:
1. South 73 degrees 20 minutes 30 seconds East, 417.10 feet;
2. South 73 degrees 03 minutes 30 seconds East, 338.23 feet; and
3. South 73 degrees 02 minutes 50 seconds East, 3.70 feet;
TNENCE from said point of beginning running along the southerly side of North Bayview Road, South 73
degrees 02 minutes 50 seconds East, 185.00 feet to a monument situate at the division line between Lots 10
and 11 on Map of Leeward Acres at Bayview, filed as Map No. 5599.
THENCE along the division line between said Lots 10 and 11, South 16 degrees 57 minutes 10 seconds West,
216.30 feet to a monument;
THENCE Nodh 73 degrees 02 minutes 50 seconds West, 184.96 feet to a monument;
THENCE North 16 degrees 56 minutes 30 seconds East, 216.30 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed from
EUGENE M REILLY, Executor of the Estate of Michael Reilly dated December 30, 1997 and recorded in the
Suffolk County Clerk's Office on January 9, 1998 in Liber 1187 cp 140.
RESERVING, HOWEVER, a legal life estate in the above-described premises with the buildings and
improvements thereof erected in and to the party of the first part, RAYMOND F~ SCHUMACK, solely for the
use and occupancy of said party of the first part.
Commonly know as 7120 North Bayview Road, Southold, New York.
District 1000, Section 079.00, Block 07.00, Lot 007.000
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
)remises herein granted unto the pady of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first pad, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the dght to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party* shall be construed as if it read "parties' whenever the sense of this indenture so
requires.
