paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,

lying and being in the Town of Southold, County of Suffolk and State of New York, known
and designated as Lot No. 26 on a certain map entitled, "Amended Map A of Nassau
Point Club Property Inc." and filed in the Office of the Clerk of the County of
Suffolk on August 16, 1922, as Map No. 156, said lots being more particularly
bounded and described according to said map as follows:
BEGINNING at a point on the easterly side of Nassau Point Road where the same is
intersected by the division line between Lots 26 and 27 said point being distant
200.98 feet northerly as measured along the easterly side of Nassau Point Road
from the corner formed by the intersection of the easterly side of Nassau Point
Road with the northerly side of Carpenter Road;
RUNNING THENCE from said point of beginning along the easterly side of Nassau
Point Road north 12 degrees 43 minutes 30 seconds west 100.03 feet to the division
line betweens Lots 25 and 26;
RUNNING THENCE along said division line north 78 degrees 36 minutes 50 seconds
east 412 feet to the mean high water mark of the Peconic Bay;
RUNNING THENCE along the mean high water mark of Peconic Bay on a tie line
south 10 degrees 14 minutes 30 seconds east 100.02 feet to the division line
between lots 26 and 27;
RUNNING THENCE along said division line south 78 degrees 36 minutes 50 seconds
west 407 feet to the easterly side of Nassau Point Road at the point or place
of BEGINNING.
The above premises are known as and by the street address: Part of 4365 Nassau
Point Road, Cutchogue, New York 11935.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part by deed dated January 1, 1997 and recorded in the Suffolk County Clerk's
Office on February 13, 1997 in Liber 11815, ep. 957. A more current and precise
metes and bounds description is attached herto and made a part hereof as Schedule A.

the first part trill receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the papnent of the cost of lire improveulent before using any Ihu't of the total of the same for
any other purpose.
The word "party" shall Ire construed as if it read "parties" whenever the sense of this indenture so requires.
