WITNESSETH, .that the party of the first part, in consideration of ten. dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and imprevements thereon erected,
situate, lying and being in the Town of Southold, Suffolk County, New York, known and designated
as Plots Nos. 19, 20 and 21 in Block B on a certain map made July 22nd, 1930, by Daniel R. Young,
P.E. and ES. entitled. Map of Reydon Shores, Inc., Bayview, L.I., N.Y., in the Town Southold,
Suffolk County, N.Y., and filed in the Office of the Clerk of the County of Suffolk, Riverhead, New
York, on July 1st, 1931, es Map No. 631; said northwesterly comer of Plot No. 19 being 543.60 feet
distant from a stone monument set on the eastedy side of Oak Drive and on the westerly side of Plot
No. 5 Block D of said map and said stone monument being 153.60 feet from the northwesterly
comer of Plot No. 6 in Block D on said map, and said parcel of land being 90 feet frontage on Oak
Drive and 165 feet in depth.
TOGETHER WITH all the rights and privileges of the party of the first part in and to the use of the
beach, in common with other property owners, lying in front of Section A and B, as shown on the
map before mentioned, and
TOGETHER WITH any dghts and/or privileges of the pan'y of the first part in and to right of way, in
common with other property owners in Reydon Shores, over the highways, roads, streets or lanes,
and over a read or highway known as Reydon Drive, shown on the above mentioned Map of Reydon
Shores, and
TOGETHER WITH any rights or privileges of the party of the first part in and to the reasonable use
in common with other property owners, to such portion of the inland Harbor and Bulkhead as

SUBJECT, however, to all the rights reserved to Reyddn Shores, Inc., its successors or ass~ns,
in the aforementioned deed to the party of the first part from Reydon Shores, Inc., relative to the title
of the land in the road bed of Reydon Drive, and
SUBJECT to rights reserved to Reydon Shores, Inc., its successors or assigns in said deed, relative
to making improvements, and to lay, erect and maintain water, gas, electric and telephone systems
thereon and thereunder in all of said roads, streets, highways or lanes as shown on said Map of

SUBJECT to,the.right reserved by Reydon Shores, Inc., its successors or assigns to make such
reasonable'~;le~'ah~:l'~:egulations as may h'om time to time be put in effect relative to the use of the
Beach, Inland Harbor, Bulkheads, and the use of the highways, streets, roads, lanes and Reydon
Drive, above mentioned.
SUBJECT also to covenants and restrictions contained in other deeds of record affecting these or
other plots on said map.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed
datea April 11, 1983 and recorded In the Office of the Clerk of the County of Suffolk on April 20,
1983 in Liber 9345 Page 517.
SAID PREMISES also being known as 870 Oak Drive, Southoid, New York 11971.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof;, TOGETHER with the
appurtenances and all the estate and dghts of the pa~ of the first part in and to said premises; TO
HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance end will hold the right to
receive sucJ~ consideretien as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the paymen~ of the cost of the improvement before
using any part of the total of the same for any other purpose.
The word 'party' shall be construed es if it reed 'parties" whenever the sense of this indenture so
requires.
