WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other lawful
consideration, lawful money of the United States, paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in Southold, Town of Southold, County of Suffolk and State of New York,
SEE SCHEDULE 'A' ATTACHED HERETO AND MADE A PART HEREOF
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
above written.

ALL that parcel of land with the buildings and
improvements thereon erected at Laughing Water Bayview, in
the Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:
BEGINNING at the corner formed by the intersection of
the northerly side of Nokomis Road and the westerly side of
Hiawathas Path; running thence North 85 degrees 58 minutes
West along the northerly side of Nokomis Road 60.0 feet to
land of William H. Burkhardt; thence North 2 degrees 09
minutes West along the last mentioned land 133.~4 feet to
land of G. H. Wickham; thence North 87 degrees 51 minutes
East long the last mentioned land 59.66 feet to the westerly
side of Hiawathas Path; thence South 2 degrees 09 minutes
East along the westerly side of Hiawathas Path 140.0 feet to
the point or place of beginning.
PARCEL II
ALL that parcel of land situate at Laughing water, near
Southold, in the Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
COMMENCING at a point in the northerly line of Nokomis
Road at the southeast corner of lands of the first party and
the southwest corner of lands of the second parties which
point lies 60 feet westerly as measured along the northerly
line of Nokomis Road from the point of intersection of the
northerly line of Nokomis Road and the westerly line of
Hiawatha's Path; and from said point of beginning running
thence N. 85 degrees 58 minutes W. along the northerly line
of Nokomis Road a distance of 20 feet to a point; thence
running N. 2 degrees 09 minutes W. a distance of 135 feet
more or less to the northerly line of lands of the party of
the first part; thence running easterly along the northerly
line of lands of the party of the first part 20 feet more or
less tq the westerly line of lands of the party of the
second part thence running S. 2 degrees 09 minutes E. along
the westerly line of lands of the party of the second part a
distance of 135 feet more or less to the point or plac~ of
beginning.
TOGETHER with all right, title and interest of the
party of the first part in and to the land lying within the
bounds of Nokomis Road adjacent to the center line thereof.
TOGETHER with the right in common with the party of the
first part and others to use the roadways and beaches above
mean high water as granted to the party of the first part in
deed hereinafter mentioned
BEING AND INTENDED TO BE the easterly 20 feet of the
premises conveyed to William H. Burkhardt by deed dated
December 10th, 1950 from Cedric H. Wickham and wife,
recorded in Suffolk County Clerk's Office on January 17,
1951 in Liber 3175 of Deeds at Page 213.
