CHRISTINE DIBONA and HENRY R. SARACENI, residing at 321 Ocean Drive EaSt, Stamford,
Connecticut 06902, as husband and wife
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten ($10.(~0) ....................
dollars paid by the party of the second part, does hereby grant and release unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

The premises herein is vacant land and is one lot in a subdivision. The sub-
division is subject to covenants and restrictions recorded with the Suffolk
County Clerk at Liber i2084 cp 720; Liber 12102 cp 814; and Liber 12109 cp 928.
Eaeh purchaser of a lot becomes a member of the home owners association which
has been established to provide maintenance and upkeep of the entrance
road (driveway~. The exclusive use of open space easement is part of the
conveyance superseding paragraph 5 of Liber 12102 cp 814, only as to Declarant.
TOGETHER with all right, rifle and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereo~; TOGETHER with the appurtenances and
all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
