BARGAIN & SALE DEED
THIS INDENTURE, made this 21St day of May in the year two thousand one
BETWEEN MANZI HOMES, 1NC. having its principal place of bnsiness at 701 Route 25A, P. O. Box
702, Rocky Point, New York 11778
Party of the first part, and
PETER MEEKER and ALICE MEEKER, his wife, both residing at
1120 Revelstroke Court, Virginia Beach, Virginia 23454
party of the second part,
WTFNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the part of the
second part, the heirs or successors and assigns of the party of the second part forever.
ALL, that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Bayview, Town of Southold, County of Suffolk and State of New York,
known and designated as Lot #12, as shown on a certain map entitled, "Seaweed Acres, Section One"
and filed in the Suffolk County Clerk's Office on June 26, 1956 as Map # 2575 and being more
particularly bounded and described as follows:
BEGINNING at a point in the easterly side of Seaweed Drive, where same is intersected by the division
line between lots 12 and t3 as shown on said map; RUNNING THENCE South 64 degrees 04' 20" East,
along said division line, 100.00 feet; THENCE South 25 degrees 55' 40" West, 130.00 feet to land now or
formerly of Waghorn; THENCE North 64 degrees 04' 20" West, along said land, 114.00 feet to the
easterly side of seaWo0d Drive THENCE North 32 degrees 04' 30" East, along the easterly side of
Seaweed Drive, 130.75 feet ~t6 the point or place of BEGINNING.
This conveya ~nee is .made in the regular coUrse of business of the party of the first part.
This conveyance was made with the unanimous consent in writing of all the stockholders of the party of
the first part.
BElNG AND INI'ENDED TO BE the same premises conveyed to the party of the first part by
deed dated 6/19/00 and ~rded 7/26/00 in Liber 12058 cP 310.

HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the fast part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total
of the same for any other purpose.
The word "party" shall be construed as if it to read "parties" whenever the sense of this indenture so
requires.
