Greenport, New York" , which said map is filed in the Office of the Clerk of
the County of Suffolk, State of New York, as Map No. 156, being bounded and
described as follows:
BEGINNING at a point on the westerly side of Broadwaters Road distant
110.00 feet southeasterly from the extreme northerly end of an arc of a
curve connecting the southerly side of Crabbers Road with the westerly side
of Broadwaters Road; running thence South 020 261 1111 West along the
westerly side of Broadwaters Road a distance of 60 .00 feet; thence North
720 361 4011 West 421.41 feet to the high water mark of Broadwaters Cove;
thence northerly along the high water mark of Broadwaters Cove along two
tie line courses and distances as follows: (1) North 580 481 3411 East
65. 82 feet; and (2) North 620 121 3311 East 22 .84 feet; thence South 720 171
3011 East 351. 50 feet to the westerly side of Broadwaters Road and the point
or place of BEGINNING.
SUBJECT TO an easement over a strip of land extending fifteen feet in
width along and above high water mark, which shall form part of a common
roadway for the benefit of all persons owning lands on said Nassau Point,
including the grantee herein.
BEING AND INTENDED TO BE the same premises conveyed to the party of
