THIS INDENTURE, made the 18th day of April, Two Thousand Five
BETWEEN
PATRICIA A. DURYEE, residing at 625 Corey Creek Lane, Southold, New York 11971
party of the fn-st part, and
THOMAS W. CARLO and MELISSA A. CARLO, residing at 4409 Queens Blvd., Sunnyside,
New York 11104,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the patty of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Bayview, Town of Southold, County of Suffolk and State of
New York, known and designated as Lot Number 21, on a certain map entitled, "Map of
Corey Creek Estates", which map was filed in the Suffolk county Clerk's Office on August 15,
1967 as Map Number 4923;
BEGINNING at a point on the easterly side of Corey Creek Lane distant 557.78 feet southerly
as measured along the easterly side of Corey Creek Lane from the intersection of the southerly
side of Main Bayview Road with the easterly side of Corey Creek Lane and from said point or
place of begirming;
RUNNING THENCE North 83 degrees 21 minutes 30 seconds East, 236.02 feet;
THENCE South 8 degrees 29 minutes 30 seconds East, 105.32 feet;
THENCE South 85 degrees 03 minutes 40 seconds West, 223.10 feet to the easterly side of
Corey Creek Lane;
RUNNING THENCE northerly along the easterly side of Corey Creek Lane, North 16 degrees
05 minutes i0 seconds West, 100.00 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed fi.om Frank C. Nicolicchia and Philomena Nicolicchia, dated 2/22/96, and recorded
2/28/96, in the Office of the Suffolk County Clerk in Liber 11764, Page 126.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the fu'st part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the paxty of the first part, in compliance with Section 13 of the Lien Law, covenants that
the par~ of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same f'Lrst tO the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
