THIS INDENTURE, made the 29~' day of May, Two Thousand Three BETWEEN HENRY ULRICH and MARY ULRICH, his wife, residing at 515 Corey Crcck Lane, Southold, New York ! 1971, party ofthe first part, and MATFHEW KAESSINGER and BRANDY KAESSINGER, husband and wife, residing at 425 Second Avenue, Peconic, New York 11958, party of thc second part, WITNESSETH, that thc party of thc first part, in consideration ofTen Dollars and other valuable consideration paid by thc party of the second part, docs hereby grant and release unto the party of thc second part, the heirs or successors and assigns of the patty of thc second part forever, ALL that certain plot, piec~ or parcel of land, with the buildings a~l improvements thereon erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New York, known and designated as Lot Number 20, on a certain map entitled. =Map of Corey Creek Estates at Bayview", and filed in the Suffolk County Clerk's Office on August 15, 1967 as Map No. 4923, said lot being more particularly bounded and described as follows: BEGINNING at a point on the easterly side of Corey Creek Lane where same is intersected by the division line between Lots 19 and 20 on said map, said point also being distant southerly 4:5'/.78 feet as measured along same from the extreme southerly end of the curve connecting the southerly side of North Bayview Road with the easterly side of Corey Creek Lane; RUNNING THENCE along said division line North 85 degrees 21 minutes 20 seconds East 249.67 feet; THENCE South 8 degrees 29 minutes 30 seconds East, 90.00 feet to the division line between Lots 20 and 21 on said map; THENCE along said division line South 83 degrees 21 minutes 30 seconds West, 236.02 feet to the easterly side of Corey Creek Lane; THENCE along the easterly side of Corey Creek Lane North 16 degrees 05 minutes 10 seconds West, 100.00 feet to the point or place of BEGINNING. EEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed from William .I. Hillsdon and Sophie C. Hillsdon, dated $/9/95, and recorded $/16/95, in the Office of the Suffolk County Clerk in Liber 11725. Page 487. TOGETHER with all right, title and interest, if any, o1' the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND thc par~ of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the'party of the first part, in compliance with Section 13 of thc Lien Law, covcnanrs that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose ofpaying the cost of the improvement and will apply the same first to the paymenl of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requites.
