JEFFREYzCHAGNON and KATHRYN CHAGNON, his wife, both residing at 55 Wood Hull

party of the second part,
WITNESSETIL that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the part of the
second part, the heirs or successors and assigns of the party of the second part forever.
ALL, that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Bayview, in the Town of Southold, County of Suffolk and State of New York,
being bounded and described as follows:
BEGINNING at a point on the easterly side of a 50 foot private road known as Corey Creek Road (Koke
Drive), 130 feet southerly from its intersection with the southwesterly line of Main Bayview Road; said
point also being where same is intersected by the division line between premises herein and land
formerly of Hau, now or formerly of Whittington & Hau; RUNNING THENCE South 64 degrees 43'
50" East, along said land, 125.00 feet to land now or formerly of Rudolph Caggiano; THENCE South 25
degrees 16' 10" West, along said land, 120.00 feet to land now or formerly of David Johnson; THENCE
North 64 degrees 43' 50" West, along said land, 125.00 feet to the easterly side of Corey Creek Road
(Koke Drive); THENCE North 25 degrees 16' 10" East, along the easterly side of Corey Creek Road,
120.00 feet to the point or place of BEGINNING.
Together with a right of way over Corey Creek Road out to the nearest public highway.
Together with a right of way over Corey Creek Road and Koke Drive in a southerly, easterly and
southerly direction to Corey Creek for recreational purposes.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated 9/14/00 and recorded 9/29/00 in Liber 12074 cp 701.
The above conveyance was made with the unanimous consent in writing of all the shareholders of the
party of the first part.
The above conveyance is made in the regular course of business of the party of the first part.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof: TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO
HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total.
