WITNESSETH, that the party of the first part, in consideration of ten Dollars, lawful money of the United
States, paid by the party of the second part, does hereby grant and release unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, at Southold, County of Suffolk and State of New York, being known and
designated as lot No. 21 on a certain map entitled, "Map of Bayside Terrace" filed in the office of the Clerk of the
County of Suffolk on March 11, 1953 at Map No. 2034, being more particularly bounded and described on
Schedule A hereto annexed.
Grantor is the same as grantee in a deed dated 7-12-01 and recorded 7-17-01 in Liber 12130 at page 177
in the Office of the Suffolk County Clerk.
Premises are known as 600 Summer Lane, Southold, NY 11971
SCTM: 1000; 078.00; 09.00; 020.000
A purchase money mortgage in the principal sum of $60,000.00 intended to secure payment of the deferred
portion of the purchase price has been executed by the grantees and is intended to be recorded simultaneously
herewith.
TOGETHER with ail right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof, TOGETHER with the appurtenances and
all the estate and rights of the party of the first part in and to said premises, TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

filed in the Office of the Clerk of the County of Suffolk on 3/11/53 as map no. 2034, said
lot being bounded and described as follows:
BEGINNING at a point on the easterly side of Summer Lane, distant 283.22 feet southerly
as measured along the easterly line of Summer Lane from the comer formed by the
intersection of the easterly side of Summer Lane and the southerly side of North Bayview
Road; THENCE south 64 degrees 54 minutes 30 seconds east, 108.71 feet to a point;
THENCE south 24 degrees 52 minutes 20 seconds west, 100.00 feet to a point; ~I'HENCE
north 64 degrees 54 minutes 30 seconds west, 109.10 feet to the easterly side of Summer
