WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,

BEGINNING at a point indicated by a concrete monument set at the southeasterly
corner of the premises to be conveyed, which point is on the boundary line
between lands of the party of the first part and lands now or formerly of
Joseph Wierbicki; RUNNING THENCE along lands now or formerly of John Koroleski,
South 70 degrees 08 minutes West, a distance of 377.31 feet to a concrete
monument; RUNNING THENCE along lands now or formerlyof Harold Search, North
DISTRICT 20 degrees 41 minutes West, a distance of 900 feet, more or less, to mean
1000 high water mark of Long Island Sound, THENCE along mean high water mark of
SECTION Long Island Soutnd (the tie line of said mean high water mark of Long Island
112.00 Sound being North 67 degrees 05 minutes 52 seconds East) a distance of 377.55
feet to lands now or formerly of Joseph Wierbicki; THENCE along lands of said
BLOCK Joseph Wierbicki, South 20 degrees 41 minutes East, a distance of 920 feet,
01.00 more or less, to lands now or formerly of John Koroleski and a concrete monument,
LOT which is the point or place of BEGINNING: said courses and directions being
015.000 in accordance with a survey made by Young 5 Young, L.S. , Riverhead, New York,
dated april 17, 1980, redated July 21, 1981.
TOGETHER with all right, title and interest of the party of the first part
herein in and to certain easements, rights of way and common roadway as described
and set forth in a deed from George C. Hees and Matilda K. Hees, his wife, to
the William Charles Hees and Matilda K. Hees dated March 1, 1966 and recorded
in the Office of the Clerk of Suffolk County on March 3, 1966 at Liber 5919
Page 379.
TOGETHER with all the right, title and interest of the party of the first
part of, in and to the lands under waters of Long Island Sound adjacentto
said premises.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part by deed dated July 23, 1981 and recorded in Suffolk County Clerk's Office
on August 11, 1981 in Liber 9050, Page 198.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF,the party of the first part has duly executed this deed the day and year first above
written.
