BETWEEN GEORGE COADY and MADELINE COADY, his wife, both residing at- 282 Parkway Drive,
Westbury, New York as tenants in common as to the half interest conveyed herein
party of the first'part, and
PATRICIA COADY REILLY, residing at 18 Naples Lane, Greenlawn, New York as tenant in common
as to the half interest conveyed herein
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and
other valuable consideration paid by the party of the second part, does hereby grant

the Plot Numbers 277,278,279 and 280 and the adjoining one half of Plot Number 281,
on a certain Map entitled, ~Map of Goose Bay Estates", and filed in the Office of
the Clerk of the County of Suffolk on the 13=n day of November 1934, as and by the
Map_ Number 1176, being more particularly bounded and described as follows:
BEGINNING at the corner formed by the intersection of the Northerly side of Oak
Avenue, with the Westerly side of Cedar Avenue;
RUNNING THENCE South 68 degrees 30 minutes 50 seconds West, along the Northerly side
of Oak Avenue, 27.12 feet;
THENCE South 49 degrees 56 minutes 40 seconds West, still along the Northerly side
of Oak Avenue, 50.00 feet;
THENCE North 40 degrees 03 minutes 20 seconds West, 140.00 feet;
THENCE North 49 degrees 56 minutes 40 seconds East, 72.98 feet;
THENCE North 68 degrees 30 minutes 50 seconds East, 50.00 feet, to the Westerly side
of Cedar Avenue;
THENCE South 21 degrees 29 minutes 10 seconds East, along the Westerly side of Cedar
Avenue, 140.00 feet, to the corner, at the point or place of BEGINNING.
Premises being located at the NW corner or Oak Ave. and Cedar Dr. in Goose Bay
Estates, Town of Southold and being half of the same premises conveyed in deed dated
January 10, 1996 recorded in the Office of the Clerk of Suffolk County on January
26, 1996 in Liber 11760 page 114.
Premises also known as 2625 Cedar Drive, Southold
TOGETHER with all right, title and interest, if any, of the party of the first
part in and to any streets and roads abutting the above described premises to the
center lines thereof; TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises; TO HAVE a/qD TO
HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
A~ND the party of the first part covenants that the party of the first part has not
done or suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the pa]anent of the cost of the improvement before using any
part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of
this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the
day and year first above written.
