WlTNESSETH, that the party of the first part, in consideration of
ten dollars and other good and valuable consideration dollars
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being
in the See Schedule A annexed hereto and made a part hereof.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it
read "parties" whenever the sense of this indenture so requires.

particularly bounded and described as follows:
BEGINNING at a mere stone on the easterly side of Durfee Street one
hundred, forty-two (142) feet from Ettrick Street, which is the
southwesterly comer of the property of Louise MacLeod Henderson; from
this point the line follows the northerly line of Durfee Street to the property
of Grantee, which is bounded by the properly of Louise MacLeod
Henderson on the north;
THENCE, Southerly to the south side of said street;
THENCE, along its southerly side to the easterly side of Durfee Street;
THENCE, across the street to the point of beginning, the last line being a
prolongation of the easterly side of Durfee Street from Ettrick Street.

THENCE, the line deflects to the right 91 degrees 32 minutes and extends
in a westerly direction two hundred, twenty-one (221) feet to a mere stone;
bounded southerly by the property of Fishers Island Farms, Inc.;
THENCE, the line deflects to the right and extends in a northerly direction
three hundred, seventy-two and five-tenths (372.5) feet to Ettrick Street, and

THENCE, the line deflects to th'e right 86 d~grees 33 minutes and extends

tenths (77.6) feet along the old stone wall to a mere stone; from this point
the line deflects to the right 82 degrees 23 minutes and extends one hundred
and four (104) feet to a mere stone;
THENCE, it deflects to the right 28 degrees 26 minutes and extends
seventy-five (75) feet to the southerly side of Durfee Street;
THENCE extending along the southerly side of Dufee Street in an easterly
direction one hundred and forty-seven (147) feet, more or less, to the
westerly line of the first tract;
THENCE in a southerly line fifty-six (56) feet, more or less, to the point of
BEGINNING.

All that certain plot, piece or parcel of land, situate, lying and being in the
Town of Southold, County of Suffolk and State of New York, more
particularly bounded and described as follows:
BEGINNING at a mere stone on the south side of Ettrick Street at the
northeast comer of property of grantee; from this point the line extends
easterly along the southerly side of Ettrick Street to the corner of Oriental
Avenue a distance of two hundred, twenty-nine and nine-tenths (229.9) feet;
THENCE the line extends in a southwesterly direction two hundred, thirty-
one and five-tenths (231.5) feet to a mere stone in the easterly boundary line
of grantee, said line making an angle of thirty-eight degrees and forty-five
minutes with last described line;
THENCE the line deflects to the right one hundred, ten degrees and no
minutes and extends one hundred, fifty-five and three-tenths (155.3) feet
along the easterly line of grantee to the point of BEGINNING.
